Home Exterior Challenges on an Oceanfront Property
A homeowner in La Jolla was experiencing some problems with their oceanfront house. Rotting windows, warped siding, and a deteriorating exterior was affecting the safety and curb appeal of the home. Unfortunately, these issues are common with homes near water.
The homeowner chose Approved Contractor after experiencing a genuine interaction with us and finding out that not only were we a one-stop shop for all of their needs, but we also have a great reputation in the La Jolla area.
Extensive Home Remodel with New Windows, James Hardie Siding, and Texture Coating
Because of the home’s proximity to the ocean, it needed siding and window products that could withstand the changing temperatures and moisture conditions. Fortunately, we carry products that withstand La Jolla’s climate.
We started by removing the original rotting, rusty wood windows and replacing them with Andersen E-series windows. These types of windows have aluminum on the outside and wood on the inside to protect from moisture. They also reduce noise and add energy efficiency, making them the perfect choice for low-maintenance replacement windows!
Next, our team removed their warped and rotten wood siding. We replaced it with James Hardie fiber cement siding. This was an excellent solution for the home, as hardie board is able to withstand the moisture and elements that oceanfront homes endure every day. Plus, the homeowners loved the 30-year warranty. They chose HardiePlank lap siding, which gave the home an exquisite curb appeal.
Last, we installed Lifetime Plus’s Cool Life Elastomeric Texture Coating. This provided the home with an even greater barrier against the elements, since Cool Life flexes easily with changes in temperature and is waterproof. This advantage protects the home’s exterior against cracking, chipping, flaking, and peeling — far outlasting regular paint!
Our team foresaw the challenges in delivering the materials to this house, as it was on a high hill. We used scaffolding for delivery, and that forethought assisted in a smoother renovation process.
An Amazing Transformation and a Low Maintenance Home
The homeowners were thrilled with the transformation of their home. They know that many materials decay quicker near the ocean, but now they have moisture-resistant materials that will last! They were thankful that Approved Contractor installed the best products for a low-maintenance home.
